Voucher assistance may be part of the property's revenue structure. It does not eliminate the need to buy correctly, maintain the property, control expenses, manage debt and operate professionally.

Revenue is not profit. Cash flow survives only after expenses and debt are paid.

Do not buy the story. Buy the numbers. The words “Section 8,” “government rent,” “voucher property” or “high cash flow” do not make an investment good. The property's actual economics do.
